A roof inspection is one of those preventative maintenance jobs that’s easy to overlook. DON’T. Be sure to add a once-a-year reminder on your calendar to get your roof inspected and fix any problems you find.

This is ESPECIALLY IMPORTANT to do in Florida before each hurricane season, as torrential rains, hail and wind can cause unknown damages and add to any on-going roofing problems you may already have.

Issues typically caught in an annual roofing inspection:

• Cracked caulk or rust spots on flashing,
• Shingles that are buckling, curling, or blistering,
• Missing or broken shingles,
• Cracked and worn rubber boots around vent pipes,
• Missing or damaged chimney cap,
• Masses of moss and lichen, which could signal the roof is decaying underneath (while black algae stains are just cosmetic).

Additionally, if piles of colored grit from asphalt roof tiles are found in the gutters, this can be a bad sign — those sand-like granules cover the surface of asphalt roof shingles and shield them from the sun’s damaging ultraviolet rays – and this UV protection is something Central Florida residents truly need for energy efficiency as well as the roof’s continued reliability.

Check the age of your roofing and see if it’s nearing the end of its life cycle – which is typically noted as 15-20 years.

And while a yearly roof inspection is great, problems can occur at any time. If any of these early signs of roofing trouble are seen, you should contact a certified roofing inspector and installer immediately.

Early signs of roofing trouble:

• Dark areas on ceilings,
• Peeling paint on the underside of roof overhangs,
• Damp spots alongside fireplaces,
• Water stains on pipes venting the water heater or furnace.
